Sole Source Solution was founded by Joe Greco, a full-time Smith Mountain Lake resident, boat enthusiast, and avid wake surfer. After more than a decade of success operating in North Carolina’s thriving Triangle region, in 2021 Joe brought his passion for modern design, high-performance construction, and luxury living to the lake—completing his family’s own waterfront home in Penhook as his first project.
For nearly two years, Joe and his wife, Courtney, commuted from Holly Springs, NC—a scenic two-hour and fifteen-minute drive. Their time spent between both locations allowed them to build a presence at the lake while remaining rooted in their North Carolina community. In 2023, they made the move permanent—drawn by Smith Mountain Lake’s natural beauty, elevated lifestyle, and strong sense of community.

While fully immersed in real estate and new home sales, Courtney’s favorite title is “Mommy.” She balances her professional work with family life—raising their young son, spending time with their two beloved dogs, and enjoying paddleboarding, swim lessons, and sunset boat rides.
